James Snow Business Park Buildings 3A and 3B, located at 8450 and 8400 Lawson Road respectively, are situated within a 56-acre, 850,000 square foot, multi-use office/industrial park on Lawson Road, along the north side of Highway 401, 1 km west of James Snow Parkway.
This 13.4-acre site features two multi-tenant buildings with parking for 282 automobiles, 19 truck-level doors and 10 drive-in overhead doors.
8450 Lawson Road consists of 94,209 square feet and 8400 Lawson Road consists of 141,367 square feet. The combined area of 235,576 square feet features 24-foot clear height in the main field. The buildings are designed to accommodate up to 11 tenants.
The building facades are constructed with insulated flexwall precast panels (R-12, white with ribbed finish) and insulated architectural precast wall panels ( R-12, white with exposed aggregate or sandblast finish) at the entrances only.
The overall buildings are ESFR ready, heated with gas fired unit heaters and are powered with a 1200 AMP, 347/600 volt electrical service in 8450 Lawson Road and a 1600 AMP, 347/600 volt electrical service in 8400 Lawson Road.
As of February 2007, the buildings are 65 percent leased.
