Located approximately an hour west of Toronto, Canada, Highbury Business Park is located along the south side of Highway 401, southeast of the Highway 401 and Highbury Avenue interchange. The 32-acre campus features two multi-tenant buildings.
Highbury Business Park Building I, located at 1425 Max Brose Drive, consists of 572,215 square feet, featuring 30' clear height, parking for 345 automobiles, 54 truck-level doors, and 8 drive-in doors as well as the availability of 20 additional trailer parking spaces. It was designed to accommodate up to eight tenants. Features include an ESFR sprinkler system and a 3000 AMP, 347/600 volt electrical service. The building is heated with gas fired unit heaters and the facades are constructed with insulated flexwall precast panels.
The interior lighting buildings is comprised of energy efficient T5 motion sensor ready fluorescent light fixtures designed to provide an average illumination level of 35 foot candles.
